Affordable Senior Housing: Beyond Section 8
HUD 202, USDA 515, and state-specific senior apartments offer below-market rent with long waitlists. Apply early.
HUD Section 202 Supportive Housing for the Elderly
For very-low-income seniors 62+. Rent is 30% of income, with support services on site. Often a 2–5 year waitlist — apply early.
USDA Section 515 Rural Rental Housing
Rural senior apartments with subsidized rent. Less well-known, often shorter waitlists. Find via USDA Multi-Family Housing Rentals search.
LIHTC (Low-Income Housing Tax Credit) Senior Apartments
Privately built but income-restricted. Rent typically 30–60% below market. Most metro areas have several.
State and local programs
- NY NORC (Naturally Occurring Retirement Communities) — building-based services.
- CA HCD senior housing — multiple programs.
- Most large cities have a senior housing authority list.
How to apply
- Get on multiple waitlists simultaneously (they don't conflict).
- Apply for HUD 202, USDA 515, AND local LIHTC properties.
- Keep documentation updated annually or you'll fall off lists.
Bottom line
If your income is below ~$30k and you're 62+, you almost certainly qualify for subsidized housing. The catch is the waitlist — apply 3–5 years before you actually need it, even if you're fine staying home now. Optionality is everything.
