Privately built but income-restricted. Rent typically 30–60% below market. Most metro areas have several.

How to apply

  1. Get on multiple waitlists simultaneously (they don't conflict).
  2. Apply for HUD 202, USDA 515, AND local LIHTC properties.
  3. Keep documentation updated annually or you'll fall off lists.

Bottom line

If your income is below ~$30k and you're 62+, you almost certainly qualify for subsidized housing. The catch is the waitlist — apply 3–5 years before you actually need it, even if you're fine staying home now. Optionality is everything.
